# How a SkyEstimate is built

A SkyEstimate multiplies a building's exterior wall area by a per-square-foot rate and a regional factor. The result is a low, a most likely and a high price for the job.

Rates calibrated October 2, 2026. Review by December 31, 2026. Updated October 2, 2026. Method propdata-estimator-v6.

## The formula

- Wall area: the building's perimeter times its wall height. [How wall area is measured](https://skypsi.com/estimates/methodology/wall-area/)
- Rate: the band for the service. [Rates for every service](https://skypsi.com/estimates/methodology/per-square-foot-bands/)
- Regional factor: 0.94 to 1.07 times the Texas baseline, by state. [Regional price factors](https://skypsi.com/estimates/methodology/regional-price-factors/)
- Minimum job value: $5,000. [The minimum job](https://skypsi.com/estimates/methodology/minimum-job-value/)

## What adds to a job

- [Difficulty](https://skypsi.com/estimates/methodology/difficulty/) raises window and wash lines by a percentage.
- [Access and permit costs](https://skypsi.com/estimates/methodology/add-ons/) add a flat price per week or day.
- [Water towers](https://skypsi.com/estimates/methodology/water-towers/) price as one job.

## Services and methods

SkyPSI sets the exterior cleaning estimate for commercial buildings. A service is what gets cleaned. A method is how the crew reaches it.

- [Exterior soft wash](https://skypsi.com/estimates/exterior-soft-wash/): drone, boom lift, rope access
- [Window cleaning](https://skypsi.com/estimates/window-cleaning/): drone, rope access

## Model and grade

Rates come from model propdata-estimator-v6. Every figure carries a [grade from A to D](https://skypsi.com/estimates/methodology/confidence-grades/) and the [calibration dates](https://skypsi.com/estimates/methodology/calibration-and-review/).
