How do you price commercial window cleaning?

Price by the pane for most buildings: $2 to $5 on low-rise, $4 to $8 on mid-rise and $8 to $15 on high-rise. Then adjust for access, frequency and interior glass. Operator+ prices each building from its measured size and shows the price on the map before your first call.

Pick a pricing method

Per pane fits storefronts and offices with uniform windows. Per square foot of glass fits large facades and curtain walls. Exterior glass runs $0.24 to $0.36 a square foot for a first clean and $0.11 to $0.17 on a monthly program.

Hourly pricing runs $45 to $75 per cleaner. High-rise work prices by the drop. Rope crews charge $8 to $20 a pane, and each tower is bid per project.

Know what moves the number

Height sets the access method. A water-fed pole with purified water reaches about four to five stories at $3 to $8 a pane. A boom lift runs $6 to $15 a pane plus rental.

Interior glass adds $2 to $5 a pane, and a combined visit earns a 10 to 20 percent discount. Recurring contracts price 20 to 40 percent below one-time visits. Set a minimum visit charge of $150 to $350.

Price a mid-size office

Take a 300-pane office of four to seven stories. A one-time exterior clean at $4 to $8 a pane prices at $1,200 to $2,400.

On a quarterly program at $3 to $6 a pane, each visit runs $900 to $1,800, or $3,600 to $7,200 a year. Interior glass at $2 to $5 a pane adds $600 to $1,500 per visit.

Present an annual program

Show the visits by month, the price per visit and the annual total in one table. Schedule entry glass monthly, other ground-level glass quarterly, upper floors twice a year and interior glass once a year.

A once-a-year clean prices like a first clean, so the program shows the customer what the schedule saves.

See the price before you call

Operator+ prices every commercial building from its measured wall area, so the price waits on the map before your first call. Window cleaning runs $0.03 to $0.10 a square foot of exterior wall in Texas.

A 20,000 square foot wall prices at $600 to $2,000, most likely $1,200.
